To ensure that your property aligns with our mission and is a strong fit for our community, we have established underwriting parameters. These parameters include location, property type, zoning and licensing, accessibility, safety, property condition, and space and capacity. We believe in maintaining high standards to provide a safe, comfortable, and nurturing environment for our residents.

Location:
Our properties are ideally located in communities that offer accessibility to essential services, public transportation, and a safe neighborhood environment. Please ensure that your property is situated in a suitable location. (See below for Walkscore.com)
Property Types:
We typically consider single-family homes, townhouses, or apartment buildings that can be adapted for group home living. The property should be well-maintained and have the capacity to accommodate our residents comfortably. Certain commercial buildings will be accepted.
Zoning and Licensing:
Understand that group homes often require specific zoning and/or licensing approvals. Check with your local authorities to ensure that your property complies with these regulations. This is usually a question as simple as, "Can the property located at 123 Main St. be used as a group/boarding home?". Contacting zoning is encouraged to speed up the process, but not required.
Property Condition:
We look for properties that are in good condition, with well-functioning systems and minimal (less than $30,000) renovation needs but will make exceptions if the property is in a prime location. A well-maintained property ensures a safe and comfortable living environment for our residents.
Space and Capacity:
The property should have sufficient space to meet our residents' needs. It should provide comfortable living areas, shared spaces, and adequate bedroom accommodations. We like to be able to fit a minimum of 6 residents
